How to play Kiraya

A beginner guide to rolling, buying, rent, auctions, building, trading, mortgages and winning.

Learn by playing

Start with a small table

Choose Learn by playing for a private practice game, or create a private room and share its five-character code with friends. A private room is hidden from the public directory; its code is an invitation, not a password. The host starts once enough players or bots are present.

One turn, three decisions

Grow your income

Rent is collected automatically when another player lands on your deed. Complete an entire colour group for higher unimproved rent and the ability to build houses, then a hotel. Building costs and rent are shown on each deed. Standard rules require even building across the set and an available bank supply. Transit deeds cannot hold buildings; their rent grows with the number held by one owner.

An auction you can read

Players bid in turn. The panel shows the current leader, bid, quick raises, exact bid field, bid history and the property’s rent ladder. A bidder who drops out cannot re-enter that auction. Each turn has a deadline. The highest remaining bidder wins and only that player pays.

Trade and recover

Trades exchange cash and deeds only when accepted. Counteroffers let the recipient propose different terms. Buildings must be sold before deeds in their group can be traded. Mortgaging eligible deeds raises cash but stops their rent until redeemed. If a bill exceeds your cash, sell buildings or mortgage, then Pay. Bankruptcy eliminates you.

Special spaces and the finish

Event cards change money or movement; read the card and game log. Taxes charge the displayed amount. At the dock, pay to leave or attempt doubles. The standard vacation pot goes to the person landing on the rest space. The last solvent player wins, or the highest net worth at the configured round limit.
